Is An Open House Worth The Time?

Open houses are not necessarily designed to sell the home being shown; the primary goal is to generate more business by making contact with people who may be interested in buying a home, but haven’t gone so far as to hire a realtor to work for them yet. Visitors to an open house are asked to put their names and contact numbers on a “guest list”, this list can sometimes provide some promising leads for a realtor in the future. That is why open houses are popular with new realtors or realtors that are in desperate need of drumming up some business.

Unfortunately, a majority of the turnout to open houses are casual lookers, nosy neighbours or other homeowners checking out their competition in selling their own homes. Some people even make a hobby of taking weekend drives to visit open houses for decorating ideas. And of course the security issues; if you get a lot of people through (which is the goal), you need to worry about your electronics, jewellery, prescription drugs, and any personal information being accessible to complete strangers.

For an open house to be successful, for you the seller, this is what has to happen. Someone has to happen to drive by (Buyer), happen to be able to buy (Qualified), happen to like your home, and happen to want your home (Serious) We all know the only buyer that counts is a “Serious Qualified Buyer”. Do you realize how infinitesimally small the odds are for this to occur? Successful business people do not sit back and wait for business to come to them; they search it out by using the most effective means.

The Internet is now a powerful tool for the Buyer. No longer do buyers have to drive around aimlessly touring homes that don’t suit their needs and wants. Online house hunting is changing real estate. With a click of a button the consumer can have access to thousands of listings with interior photos at their convenience without even leaving their homes.

I don’t favour open houses and I don’t believe in waiting for business to come to me. I actively and honestly pursue new buyers and sellers to the benefit of my clients. What kind of realtor do you want working for you?
